The task

The Waterweg Wonen housing corporation aimed to bring two existing offices together in one new head office on the Van Hogendorplaan in Vlaardingen. The assignment was to create a modern, sustainable and collaborative work environment that is based on the principles of The New Way of Working. In addition, the new office had to meet high sustainability standards and contribute to Waterweg Wonen's ambition to be a customer-focused and socially involved organization.

About this project

ZENBER Architects designed an innovative work environment in the shell building, consisting of a reception area, a central meeting area, the passage, work environments, a meeting area, a workshop, a multifunctional restaurant and a home store. These diverse functions come together in an open and dynamic environment that encourages collaboration and is in line with Waterweg Wonen's modern way of working.

 

Iconic orange sky bridge

One of the most striking elements of the new office is the iconic orange sky bridge, a powerful visual gesture that symbolises connection. The skylift with stairs runs right through the building and connects the two building parts, as well as the different working environments and departments. This transparent structure runs along the interior facades and through the double-height passage, creating a sense of openness and connectedness. The design promotes collaboration between employees and contributes to the accessibility of the building.

 

Sustainability: BREEAM-NL certification

Sustainability played a central role in the realization of the new head office. The building was designed and built in accordance with the standards of BREEAM-NL Nieuwbouw en Renovatie, the leading label for sustainability performance in construction. The office obtained the BREEAM-NL design certificate 'Very Good', which excels on nine sustainability topics, such as energy, health, transport, materials and ecology. This certificate reflects Waterweg Wonen's ambition to save costs and create an energy-efficient, healthy workplace where employees can work comfortably.

Management speaks

Managing Director Harrie Bosch mentions four main reasons for the move:

 

1. The new building is smaller and more flexible, which is better suited to the shrinking organization.

2. The move significantly reduced the costs, as two properties were previously rented.

3. The new building offers better opportunities for collaboration between colleagues and departments.

4. The building is in line with Waterweg Wonen's sustainability ambitions and has received the BREEAM-NL 'Very Good' certificate.
