The task
The assignment was to revitalize the MM25 building in Rotterdam into a sustainable and high-tech headquarters for the TBI companies Croonwolter&dros, Mobilis and Servicis. The goal was to create a flexible, future-proof work environment that matches the innovative and technological vision of these companies. The interior was supposed to provide an open, transparent and collaborative environment that inspires employees and promotes efficiency. Sustainability was key, with a focus on energy efficiency and the use of modern technologies.

About this project
The MM25 building, a prominent high-profile location on the A20 in Rotterdam, has been completely renovated and now offers 8,400 m² of office space. ZENBER Architects designed an innovative work environment, while Architectenbureau Van Dam and Partners was responsible for the building design. The revitalization has created a future-proof and flexible office building that can adapt to changing user needs and makes it possible to work more efficiently.
Durable and high-tech design
The work environment has an open and transparent character with flexible layouts. Employees can choose from different types of workplaces in so-called “work spaces”, depending on their tasks. This design promotes collaboration, stimulates creativity and creates more connections between colleagues. In addition to working environments, the building project team offers rooms, meeting zones and a multifunctional (work) restaurant.
The office building is a “SMART Building” with advanced technologies that contribute to energy efficiency and user comfort. Localization sensors and intelligent data infrastructure collect information about building usage and control devices, reducing energy consumption. Energy-efficient LED lighting, a new climate installation and heat-resistant glass contribute to the building's energy label A.

The smart infrastructure not only supports users' technological needs, but also minimizes the office's environmental footprint.
